Deal Pending for Sale of Carrafiello Property in Irvington

Little more than a month after the Brightview Corporation walked out of Irvington Village Hall, having abandoned a 22-month effort to win approval for a senior living facility on eight acres of North Broadway in Irvington, the property’s owner, Jerry Carrafiello, was set to sign an all-cash, no contingency deal to sell the land to another buyer.

Neither Carrafiello nor the prospective new owner was prepared to name names or to specify plans for its use. “I really don’t know what’s going to happen (with the property),” said Carrafiello, who has operated an office park there for decades and had lost out in the Brightview proposal because Mayor Brian Smith objected to the size of the proposed senior living facility. “I honestly did not ask.”

Under Irvington zoning law, the property can be turned into six residential properties on two-acre plots, which is how it is currently zoned; or it can be grandfathered to continue on as an office park. Other uses, including condominium units or cluster housing, would most likely require a zoning variance. Carrafiello says that the new buyer has paid close attention to Irvington’s zoning decisions on similar-sized plots. Carrafiello expects the sale to close in mid-September.

The buyer is neither a religious organization nor any other kind of non-profit group.
